Design Stage
Following production and issue of the Architect/Engineers drawings O'Connor Doyle measure and cost each individual element of the Project. This to accurately establish the likely cost of the overall works as designed. It is also to check that the cost of the works will fall within our Clients budget. O'Connor Doyle will propose sensible design/specification modifications if it appears the initial designed works may exceed our Clients budget. We are uniquely positioned to do this due to our extensive knowledge and expertise in building costs and O'Connor Doyle can advise if more economical solutions are available. For example we may propose the use of timber stud partition walls where plastered blockwork walls have been designed. Prior to recommending this change we would consult with the the Engineer to ensure that no structural implications arise as a result of this change. Any proposed changes to effect savings are always done with our Clients final requirements firmly in mind. The design phase is a vital stage of any construction project. Some of the most important decisions are made here and the importance of engaging a Chartered Quantity Surveyor/Value Engineer at this early stage cannot be overstressed. A Chartered Quantity Surveyor/Value Engineer can work in tandem with the Client and the Architect to ensure the design and budget is correct and cost overrruns avoided during the construction phase.
Tender Stage
O'Connor Doyle are extensively involved in the tender process. We prepare the bill of quantities/schedule of works for inclusion with the Architects/Engineers drawings and specifications. We advise on amounts to be included for work items yet to be fully designed or selected to ensure there is an allowance within the Contractors price for these works.
Upon return of the Contractors tenders ( We usually would recommend three to five Contractors price the works in competition with each other) we analyse all the tenders received. We check the rates and generally look out for sharp practices such as front loading of the prices, exclusion of items from the tendered work, excessive profit additions to PC sums and restrictive qualifications to the tender etc . We also compare the lowest tender against the budgeted cost plan for the works and issue a report on same. We then issue our recommendation as to who is the most suitable Contractor for the works
Construction Stage
O'Connor Doyle advise and report on costs from commencement of work on site through to final completion of the works and beyond.
We check the work done on a regular basis and calculate the actual value of the work carried out. We issue recommendations for Contractor payments at the agreed time intervals and report on any variations to the contract. We ensure the Client gets value for money by negotiating the cost of any changes and making sure the Client gets the benefit of any savings to the contract. We carry out the final negotiations with the Contractor upon completion of the works and make sure the Client gets the best settlement deal possible for the works.
